People keep asking me for the links that I used to find out information about flooded properties, flood maps, etc. Im going to post them on here for everyones information. It is amazing how many properties flooded, and how little many real-estate agents tell you! Chris and I have been through a few agents here already (I know, thats not normal, but when your new in the area, its all about trial and error). I had to do alot of the leg work myself to find this information out with all of them.
If your dream house is on this map, flood insurance will be needed on top of the regular home owners insurance. As well, its a really good idea to pay extra attention to the crawl space during the inspection to make sure you deal with any mold, and/or water issues. We viewed several flooded houses, and found that the wood floors were bubbling, which was a sign that there was alot of moisture underneath. There are companies that can be hired to put extractor fans and a barrier seal under the house to get rid of that moisture, and redirect standing water.

We found many you tube videos from the great 2010 Franklin flood, and devastating pictures. One of our 'dream homes' was featured in one such video completely under water. That was an eye opener, and a real deal breaker.
Also, another tip... The Williamson County Sheriffs department is more than happy to tell you if there was any information on your property or surrounding properties. I called them the other day and they were able to find 'hits' on neighbouring properties from many years ago. They were also to tell me how long an estimated call out time would be if I needed them.

Theres also a crime report website that will give you some of that information as well, and let you know of any offenders in the area and what they have done.

Obviously, these are only a few ways of protecting yourself before falling in love with a house. There are problems with every house. But atleast you can go into a viewing knowing a little bit more about the property.
